There are many reasons why you might want to speed up the sale of your home. Let’s face it; these processes can move at a glacial pace at times, and that’s not ideal if you need to move for a new job or some other life event that can’t really wait around for the sale of your home.
You don’t have to wait forever for the process to complete though. Finding a buyer and pushing through the sale does take time, yes, but the steps you take will have a big impact on how long that period of time is. We’re going to talk today about how to push through the same of a home sale quickly.

Be Realistic
Keep in mind that there are things that you cannot speed up or control in this process like a scheduled assessment, inspections, title work, etc. Assume at least once month once the home sale contract is signed by both parties, if you live in a location with many home assessors and other workers needed. Recently, with the pandemic, there have not been enough workers available and the process has been moved to at least two or three months.
Note from NeededInTheHome: In normal times, pre-pandemic, the fastest we were able to sell a home is three weeks in Wisconsin, USA. That was with all workers available. We have sold six houses.
Sharpen Up the First Impressions
Sharpening your home's first impressions is very important and it’ll make it much easier for you to find a buyer for your home faster. If you fail to do this, you’ll find that customers have made up their mind not to buy your home before they even step inside it to assess it more closely. The better your home’s first impressions are, the easier it’ll be for people to imagine themselves buying and moving into your home, and that’s how you want them to feel.
Get a Good Realtor
If you have a good realtor on your side, your task of getting your home sold quickly will certainly be a lot easier. If you’re trying to do all the work yourself and you don’t have that kind of professional industry insight from people who know the area and the local property market, you’ll immediately be at a disadvantage. And that’s obviously not what you want when you’re looking to sell a home as quickly as possible.
Advertise the Sale on a Range of Platforms
Advertising the home and its availability for sale on a range of different platforms will certainly make things much easier for you in terms of finding the right buyer. Look for as many different platforms that you feel are relevant and will help you find the right buyer. Volume matters because the more people who find out about your property, the sooner you’ll get it in front of someone who actually wants to buy it.
Put Up a For Sale Sign
Putting a for sale sign up outside your home is a good way of showing the world that you’re looking for a buyer. It’s easy to get caught up in the online selling platforms, and these certainly are important. But it’s just as important to have a sign up outside your home letting anyone and everyone who passes by that your home is available to purchase. Again, it’s about making the availability known to as many people as possible.

Consider a Reliable Property Buying Service
If you really want to speed things up and you’re willing to accept a slightly lower price for your home, it might be a good idea to use a property buying service. Look for reliable companies and you see ‘we buy houses’ on their site, that means they’re willing to buy pretty much any home for a fee that would be lower than you’d get on the open market. But the obvious trade-off is that the sale happens very quickly, far quicker than any sale could or would happen on the open property market.
Make a Video and Take Great Photos
Making a video and taking the very best photos of your home will help you to present it in the best light. The more people are able to see it online, the better the idea they’ll get of what it offers. That way, you can ensure the people who contact you are the ones who really are interested, not just people who are possibly, maybe interested based on a few unclear photos.
Choose an Attorney You Can Trust to Work Quickly
Finally, you should make sure you have an attorney who’s going to work hard for you and do everything within their power to push through the legal documents and the transfer of ownership as quickly as possible. This is often where the delays occur, so finding an attorney who’s going to move quickly is key.
Sometimes, you simply need to get your home sold quickly so you can move on. If that’s the case for you, you can’t afford to waste time, so start making the most of the tips and advice outlined above. Doing so will ensure you’re not waiting around and having your plans delayed by your home sale.
