Top Tips to Capitalize on your Vacation Rental

Vacation rentals are known for their longevity and high potential for making income. Depending on where your vacation rental is located and the time of year, certain tips and aspects can help to boost your revenue and overall interest in your rental.

Here are some tips to help you figure out how to make the most of your vacation rental.

Make the Space Visually Appealing

This might seem obvious, but spruce it up! Decorate your rental in accordance to its location. For example, if you have a rental in Maine, find some fun sea life decor and go for a nautical theme. Or if you do not want to decorate it based on location, pick some calming colors and aim to make it a space you and your family would love to spend time in. If your rental needs actual remodeling or updating done and you are tight for the budget, check out 5 ways to save money on home repairs. Nice finishes, such as hardwood floors, quality appliances, and quartz or granite countertops can really take your rental to the next level. The overall concept here is to make the rental feel enjoyable to be in. 

 

Marketing 

Since your main goal for this rental is to earn income, focus on the logistics of getting an audience for your space. To make the option of your rental available to as many people as possible you will need to get it some exposure. To achieve this, place your listing on as many websites and apps as you can. Once you build a good rapport with multiple guests, ask them to leave a review of your place. Positive reviews will draw more customers in and keep the process going. Also, filling your website or listing on an app with high quality photos is essential to its success. Take your time taking beautiful photos of the rental, or even consider hiring a professional photographer. The key to marketing your short term vacation rental is quality. 

 

Landscaping

Keeping the outside of your rental well-kept is just as important as the inside. Again, depending on your location and weather, craft an outdoor space that welcomes socialization and fun. Adding a pool or setting up a grill and ping pong table adds an extra flare of fun that your space has going for it. Or simply adding a calm and relaxing place to sit and unwind in the backyard could also be appealing to renters. It is also important to keep the outside tidy – mow the grass regularly, remove weeds, plant flowers, and add stoning or cement where appropriate. Finding low-maintenance landscaping solutions for rental properties will allow you to keep a quality rental that appeals to the renter throughout the season. 

 

Cater to the Renter

Personalizing each renter’s stay can make their experience that much more enjoyable and memorable. This can be as easy as welcoming them with a bowl of their favorite pastries in the kitchen or gifting them some gorgeous flowers. Also be sure to check in with the renter to see if there is anything that needs to be improved or that you can help with. Going the extra mile to ensure that your guest/customer is happy will not only help you to keep a great relationship with your renters – it will also keep your income growing!

 

Make it Unique

This is your rental for a reason – put a special touch or twist on it. Add a fun, quirky mailbox of a fish or put in a book library in the front yard. Whatever you find passion in find a way to incorporate that into the space. For example, if you love movies, decorate the house with awesome posters from classic movies over the years. Also, what renter wouldn’t love an old-school popcorn machine? Another fun concept to include in your rental would be intriguing food organization in the kitchen. Purchase one of those hotel-grade cereal dispensers and fill it with some of the best vacation cereals. Try to make the renter really feel like they are on vacation. Putting your own touch on your rental is what will help to make it stand out from the rest. There will definitely be a lot more to talk about as a renter leaving a review if your rental has a cool popcorn machine or an awesome library. 

Focus on creating a space that brings you joy in a relatable sense. Renters will love a place to sleep that is also full of fun!
