How to Tell If Your Roof Needs Repair Before It’s Too Late

When it comes to your roof, this is perhaps one of the most vital parts of the home that you don’t want to neglect or allow to fall into disrepair. If you don’t get problems fixed or addressed sooner rather than later, then it’s going to cost you more money in the future and a lot more hassle.

But how can you tell if your roof needs repair work or maintenance? Not everyone has a good understanding of what a healthy roof should look like.

With that being said, here are some helpful tips on identifying when your roof needs repair work before it’s too late.

Key signs your roof needs immediate attention

While some signs of roof problems can be a clear indication that it needs fixing immediately, other signs might not be so apparent, and you may find yourself ignoring it because you don’t think much of them. Let’s take a look at some of the key signs your roof needs immediate attention.

Internal water damage

Any water stains, mould on ceilings, walls, or in the attic area, as well as damp spots, will be a major indicator that water is penetrating your roof. Water damage in particular can be costly to repair, especially when it starts to get worse and causes more damage to internal structures and foundations.

Visible exterior 

It’s important to look for any ground that might be missing, cracked, curled, or damaged, such as the tile/shingles.

The visible exterior is also something that you can see quite clearly when looking from the outside, so it’s something to be aware of doing regularly to spot those problems early on.

Roof sagging

A dip or bow in your roofline will usually indicate structural weakness. It often comes from water damage to the timber supports, creating that sagging appearance to your roof.

Even a small area of sagging can be concerning, so it’s something to have a watchful eye on.

Excessive granule loss

Asphalt granules that are in gutters or on the ground will indicate that the shingles are deteriorating. This makes them less effective, which is why you’ll want to pay attention to these small but meaningful bits of granule located around the bottom of your property.

Light in the Attic

Whether you go up into the attic regularly or on occasion, it’s always good to go up and check to see everything is as it should be up there.

Even if you don’t use the attic at all, you’ll want to go and do a maintenance check every so often. If you can see any bit of sunlight coming through the roof boards from your loft, then it’s time for a professional inspection of your roofing.

Damaged flashing

Cracks or gaps within the metal flashing around your chimney, the vents, and valleys will all allow water to enter, and as a result, that can cause the structural damage that costs thousands to fix.

Moss and algae growth

While this green moss might not seem like an issue at first, it holds moisture against the roof. As such, it leads to decay. It’s best to clean these off regularly in order to prevent damage from occurring.

Proactive steps, like checking your roof especially after heavy storms is a good way of keeping on top of the problems and to stop any from getting worse.

Top tips for roof maintenance

There’s a lot that needs to be done when it comes to roof maintenance. From keeping your gutters clean to performing seasonal inspections, here are some of the top tips for roof maintenance.

Keep your gutters clean

It’s important to clear debris from gutters and downspouts, making sure to keep drainage clear and to prevent water from backing up, which can all cause structural decay if not maintained.

Perform seasonal inspections

Inspecting the roof and attic at least twice a year during spring and autumn will help when it comes to addressing damaged, missing tiles, or signs of sagging.

Manage moss and algae

As mentioned, moss and algae are something you want to keep on top of. While a small amount might not seem particularly damaging, if it’s not removed, it’ll cause cracks in the roof tiles. Remove these with a soft brush and avoid using pressure washers, as these can damage tiles.

Cut back branches

Branches will often overhang your roof, which can be problematic, especially if they fall onto your roof and cause damage due to the weight of some branches.

Trim tree branches to prevent debris buildup on your roof. Be sure to remove moss growth in shaded areas, especially, and check for physical damage during storms, especially.

Check flashing

Flashing should be checked, as mentioned, and so it’s good to inspect the metal seals around your vents, the skylights, and chimneys. Any signs of rust, gaps, or cracks will often mean water infiltration and therefore need to be addressed as soon as possible. 

Check the attic

It’s always good to check the attic space and inspect it for signs of water stains, mold or, as mentioned, sunlight coming through. This can all indicate a leak and can cause severe damage.

Check after severe weather

It’s always good to carry out inspections after heavy rain, snow, or wind. Identifying damage immediately so that it can all be addressed sooner rather than later.

Call in the experts

For extensive damage and to avoid doing any work yourself, which might have to be done at a height and therefore be dangerous, it is best to approach with the help of experts. They’ll be able to assess any complex flashing or extensive leaks that need addressing quickly.

Schedule annual professional inspections

Professionals can identify hidden problems and also apply preventative measures to avoid future damage as best as possible. Therefore, should schedule in an annual professional inspection just in case.

Don’t forget to document all of the maintenance that you do. That way, you’ll be able to keep track of your own efforts so that you avoid doing the same thing twice.
