There are many reasons why you could have left your owned property unattended for weeks, months or years. Perhaps you spend the summer abroad each year to be closer to your family, or maybe you have more than one property and simply haven’t been back home. Perhaps you’ve been on an extended work trip, or have had a medical issue that required being cared for away from your main house.

Whatever the reason, it’s true to say that preservation methods are important to plan for before you go. This might include laying down dust sheets, adding window shutters, locking all the doors and gates, and perhaps asking a local gardener to trim your turf every few weeks for regular payments.
However, when returning to a home that hasn’t been interfered with for a little while, there may be some matters requiring your attention. This is true even if your plumbing hasn’t been operational, there have been no security breaches, and your home is in relatively good condition all things considered. In this post, we’ll discuss what these recuperative efforts involve:
Pest Management & Control
You may be surprised just how helpful pest control can be when returning to an unused property. This is because pests rarely ask you permission to enter your home, if they find a way, they will use it. Moreover, empty properties rarely have any of the deterrents in place aside from a few traps or perhaps preventative poison measures, so the build-up can be a little more intensive than you had thought. Even something unpredictable like wasps or hornet's nest will need professional attention. With a little care, you can acclimate to that as expected, too.
Water Runoff & Buildup
It may be that you already have well-integrated water runoff and drainage systems around the property, but of course, if you haven’t been there to remove leaves from gutters, debris from drains, or perhaps resolve a burst spout pipe, then it could be that water has built up and needs to be addressed. Investing in water runoff, repairing the issues that caused the pooling, and setting up better defenses next time around (a simple mesh shield protecting drains from leaves can help), will be a promising way forward.
Check Utility Functions
In some cases, utility functions may not be as operational as they were before. In some cases, frozen pipes over the winter may have caused damage (which is often why running hot water through them in cold weather is important, though that’s hard to do when you haven’t been present). Having a full inspection conducted, or doing so yourself for every power outlet, tap, water heating function, radiator, and even smaller measures like locks, electronic gates or doors, and whatever else you had installed remains functional will help you write an inventory of your next steps, in order to return the home to its livable state.
With this advice, you’re certain to nourish your property even after some time away. This will give you the ability to move on with confidence.
